Sept 17, 2021 Welcome! What Is New Here...

...Boise Idaho Market Update Home sales have peaked for the year (normal) and the inventory of homes for sale has risen from a 1-week to nearly a 3-week supply; only a fraction of the 5-6 months supply that would cause prices to go flat or fall. Half the homes sold in the Boise Metro in August went under contract in 5 or 6 days. Conditions still strongly favor sellers, but the bidding wars are waning and the average premium paid over asking is shrinking.

...Boise Market Among The Hottest in Next 3-5 Years A few months ago, NAR rated Boise in the top 10 metros expected to have the strongest housing markets factoring in domestic migration, affordability, consistent job growth, population age structure, attractiveness for retirees and home price appreciation.

...Inventory Jumped Again in August  A few more choices for buyers, still tight inventory and the average home sold for how much over asking? See my Market Monitor, now updated to Sept 1st, for monthly updates on the Boise Metro housing markets; home prices, inventory, new construction, current trends and 14-year history.

...Mortgage Rates held steady again last week, averaging 2.86% on a 30-yr fixed owner occupied loan, according to the Freddie Mac weekly survey. Rates have stabilized under 2.9% for the last 10 weeks. Not far from the all-time low of 2.65% set in January. It is still a great time to borrow money for a home!

Help for Home Buyers... This market is challenging for buyers- listings go fast and multiple offers are common. How do you compete without overpaying? You need your own experienced buyer's agent, like me, to coach you through the home buying process. See my Why Use A Buyer's Rep article to learn more.

Hire me as your buyer's agent and I am required to be your advocate and be available to help you search, view, evaluate and make offers on homes for sale. I can provide a direct feed of MLS listings via email and a collaboration center that allows you to map, sort, save and track your favorites. Call or text me now at 208-866-3481 to get your questions answered.

Still renting? Rents have sky-rocketed 30% in the last year and typically follow home prices, which are up 43% year over year and rising, so forget waiting for a downturn. Rents are going up. With these near record low interest rates, now is the time to make a move toward home ownership. I can help you buy, or get ready to, and maybe with less cash than you might think. See my First-Time Buyer Page to learn more about buying a home, the financial benefits and the home buying process.

Help for Investors... Yes, CAP rates on income properties are low here but, our housing shortage is driving prices and rents up fast, so cash flow should improve and price increases are still likely. Vacancy is low and money is cheap, making it favorable to invest and leverage real estate for long-term appreciation, tax shelter and positive cash flow. I bring experience in construction & repair, owning rentals and have served many investors.
