Your Real Estate Advocate in
Boise & SW Idaho Since 1991.
March 27, 2020 What's New Here...
...The Virus... A month ago, home prices looked unstoppable with low mortgage rates and a national housing shortage. Today, no one knows how long this shut-down will last or what effect it will have on the economy. Don't panic. People will still need a place to live and the housing shortage remains. I will do my best to keep you informed here on developments I see in the housing stats.
...Mortgage Rates dropped this week again near the all-time low, averaging 3.5% for a 30-yr fixed owner occupied loan, according to Freddie Mac's weekly survey. Mortgage rates have become very volatile, so locking in a rate can be like riding a roller-coaster.
...February Stats Now Ancient History Check back next week to see my Market Monitor, now only updated to March 1st, for monthly updates on the Boise Metro housing markets; current trends and 13-year history on home sales, inventory, new construction & prices.
...Q4 Housing & Spring Update See my Quarterly Newsletter with updates & analysis on local housing market trends.
...Foreclosures- ZERO! First time in my career. See all (when there are some) local repos currently for sale in my Foreclosed Homes and HUD Homes pages. Also my Auctions page with links to MLS listings for upcoming live & internet real estate auctions.
Help for Home Buyers... A wise buyer uses their own agent, because listing agents work for the seller and the asking price on most listed property already includes the seller paying your buyer's rep. Hire me and get my personal assistance through every step, backed by nearly 30 years experience. See my Why Use A Buyer's Rep article to learn more.
Hiring me as your buyer's agent makes it my legal obligation to be your advocate, work in your interest and be available to help you search, view & evaluate homes for sale. You'll never miss an opportunity with automatic emails on listings that match your criteria from the local MLS and a collaboration center dedicated to your search, allowing you to sort, save & map your favorites. I will coach you through the home buying process from search to closing. I don't get paid unless you get a home. Call or text me now at 208-866-3481. I can also refer you to good local lenders for financing & pre-approval.
Still renting? Stop buying a home for your landlord! I can help you buy, or get ready to, and with less cash than you might think. See my First-Time Buyer Page to learn more about buying a home, the financial benefits and the home buying process.
Help for Investors... Yes, Boise housing inventory is tight and the discount at purchase small, but price appreciation is a good bet in the near future. Strong population growth and a housing shortage are driving up prices and rents with no end in sight. Vacancy is low and money is cheap, making it a good time to invest and leverage real estate for long-term appreciation, tax shelter and positive cash flow. I bring major experience in construction & repair, owning rentals and have served many investors buying rentals and fixers. Ask me for the best income & fixer properties for sale or a sample cash flow/investment analysis on a rental.
Also see my Investor Page and the latest Q4 2019 Vacancy Report from NARPM for Ada-Canyon rents and vacancy rates.
I help Sellers...Ask me what your home is worth and I'll do a free market analysis that no computer-generated valuation can match. I won't pad it just to get your listing, but I will also ensure you don't leave money on the table.
My years of experience and unique skill-set will help to prepare your home for sale, price your home right, get maximum exposure and the highest possible price. I can provide market research and advice to help you decide when to sell, refinance or remodel. Contact me for a free consultation, market analysis & estimate of proceeds.
Repeat Clients... Thank you for trusting in me as your Realtor. In return I offer free advice, market price updates and savings on listing fees on any property you bought through me. Your endorsement would mean a lot to me- see About Me/Endorsements in the top menu.
What do those letters behind my name stand for?
They are designations I have earned and maintain from the National Association of Realtors: ABR = Accredited Buyer's Representative, CRS = Certified Residential Specialist, GRI = Graduate of Realtor Institute. Last I checked, only 14 out of 1800+ Boise Realtors hold all three designations.
I serve SW Idaho: Mainly the Treasure Valley- Ada & Canyon counties; Boise, Meridian, Eagle, Star, Kuna, Nampa, Caldwell, Middleton and surrounding areas. Since 1991, I've helped buyers from Emmett to Marsing and from Fruitland to Glens Ferry.
