Boise ID Pre-foreclosures, short sales, REO foreclosed homes

Are you looking at real foreclosure opportunities?  

The web is full of "so-called" foreclosure opportunities,  but many are high-risk or not even real:  

Pre-foreclosures are bait to get website traffic. Don't pay for a list of "maybe-for-sale" homes or fall for the "price" that has nothing to do with what you could buy it for. Most never make it to a default sale and you must pay cash with limited title guarantees and no inspection. Talk about high risk!  

Live auctions- in the Boise area most often have an undisclosed minimum and require large non-refundable deposits with no guarantee the home will appraise or qualify for your financing.  Add the high pressure atmosphere and auctions are high-risk.

Short Sales- now nearly 1 in 3 homes listed in the Boise area and will likely be a waste of your time. The price may not be approved by the bank(s) and you may wait 4-6 months for an answer only to be countered higher- most banks do. 
Short sales have a low chance of success and you can't lock in at these low rates until the bank approves. Why gamble on maybes when timing is critical?

Your Window of Opportunity. 

Homes prices in the Boise area are the lowest in over 5 years and prices are still slipping in the outlying areas, due to the bubble of foreclosures.  As of March 1st, nearly 30% of all homes listed in the Boise Metro area are short sales, which are priced for liquidation to avoid foreclosure.  Foreclosed(REO) homes now represent nearly 10% of all single family homes listed for sale in the Boise-Nampa Metro.  
 
 

REO = Real Estate Opportunity.

A foreclosed home is called REO (Real Estate Owned) because lenders are in business to loan money, not own homes.  No institution is safe- from a local bank to a national lender, Fannie Mae, Freddie Mac, HUD or VA. All have high inventories of REO with more on the way and are looking to unload the homes quickly and as-is. This translates to substantial discounts for home buyers and investors.
 
Repos come in all shapes and sizes.  The selection of foreclosures in the Boise area today includes dozens of new never-occupied homes, some lost by builders while under construction, cheap fixers, condos, townhouses, duplexes, homes with acreage, horse properties, view homes, golf course homes, waterfront homes, many luxury homes at a fraction of past values, even million dollar executive homes in exclusive subs. Condition may range from pristine to poor.  There are also bank-owned lots and multi-family properties available.  Ask me for a list.
