Homebuyer payments are calculated on asking price going FHA 3.5% down at 3.75% fixed for 30 years with 1.15% annual mortgage insurance, estimated taxes, estimated hazard insurance and association fees, if any. Taxes for owner occupants are estimated on previous year or 1% per year reflecting homeowners exemption, which must be applied for prior to April 15th each year. Tax rate may be higher until exemption takes effect.
Investor payments are calculated on asking price with 25% down to get the best rate (20% down is possible) at 4% fixed for 30 years with property taxes from previous year or estimated from 1.8% annual to 2% annual, depending on the county, plus hazard insurance and association fees, if any.
All rates used to calculate payments are subject to change daily, qualification and are based on a recent quote from local lender. All loan programs are subject to qualifying both by purchaser and property. Consult your lender for estimated payments- my estimate is general and does not take into account differing loan programs and down payments.
