A public notice of default has been filed, as required in Idaho 120 days before the bank can foreclose. Many pre-foreclosure sites show homes with a "price" that has nothing to do with what you could buy it for. Even in this market, paying a few pennies on the dollar is not realistic.  I call pre-foreclosures "maybe-for-sale" homes because many owners will bring the payments current, work out a modification or attempt a short sale and list with a Realtor.  

Foreclosures-  Buying at the default/trustee sale requires cash on the spot with limited title guarantees, no opportunity to inspect and no compensation for your buyer's agent included.  This is high risk! Did you know that most homes are going back to the bank, because with prices down so far no investor will bid enough to meet the reserve and cover the first loan?

Live auctions-
in the Boise area most often have an undisclosed minimum and require large non-refundable deposits with no guarantee the home will appraise or qualify for your financing.  For this reason, auctions are high-risk for most buyers.

Short sales- make up nearly 30% of all homes listed in the Boise area, but are full of uncertainty and delays for buyers.  Do you know the risks?

Your Window of Opportunity. 

Prices should be rising in the Boise area, by virtue of low overall supply and the lowest prices in 4-5 years.  What's holding prices down is the bubble of foreclosures.  Mortgage defaults and short sales are still climbing.  As of March 1st, nearly 30% of all homes listed in the Boise Metro area are short sales, which are priced for liquidation to avoid foreclosure.  Foreclosed(REO) homes, now at record levels, represent nearly 10% of all single family homes for sale in the Boise-Nampa Metro.  
 
 

REO = Real Estate Opportunity 

A foreclosed home is called REO (real estate owned) because lenders are in business to loan money, not own homes.  No institution is safe- from a local bank to a national lender, Fannie Mae, Freddie Mac, HUD or VA. All have high inventories of REO with more on the way and are looking to unload the homes quickly and as-is. This translates to substantial discounts for home buyers and investors.
 
Foreclosures come in all shapes and sizes.  The selection of foreclosures in the Boise area today includes dozens of new never-occupied homes, some lost by builders while under construction, cheap fixers, condos, townhouses, duplexes, homes with acreage, horse properties, view homes, golf course homes, waterfront homes, many luxury homes at a fraction of past values, even million dollar executive homes in exclusive subs. Condition may range from pristine to poor.
