HUD's Online Auction System. 
HUD foreclosure homes are sold via online closed bids. This system has set bidding periods and minimum prices and regular price reductions. New listings and price reductions on HUD foreclosed homes are published every Friday.  Only home buyers can bid for the first 10 days on all new or reduced listings.  After the 10-day owner occupant period, bids go daily and investors are welcome with less than an18-hour window for competing offers! 
 
Choose Your Agent Carefully... 
Buyers must use a licensed and registered real estate broker/agent, hopefully a Realtor working under a code of ethics. Your agent will verify funds or loan prequalification, prepare the purchase forms, hold the earnest money, enter the bid online and assist you in completing the transaction.  And like any other home listed by Realtors, the seller will pay for a buyer's agent to represent you. Did I mention I've been selling HUD homes since 1991?  Did you know nearly half of all bids submitted on HUD homes are below the minimum and have no chance of winning?  After writing hundreds of HUD bids, I will not be learning at your expense.
 
Where do HUDs come from? 
HUD homes come from foreclosures on FHA insured loans. After the lender repossession on FHA loans, the lender's claim is paid and the foreclosed property is deeded to HUD, which acts as a holding arm of the government.  FHA now insures around $8 Billion in loans in the Boise area.  At a normal rate of foreclosure; around one percent, would mean $80 million per year in repossessed residential property sold by HUD. 
 
What are HUD homes? 
HUD foreclosed homes can be any 1-4 unit residential property in the Boise area financed FHA up to about $300k including homes, homes with acreage, condos, townhouses and manufactured homes on land. While rare, multi-family or income properties; duplexes, triplexes and four-plexes can also be HUD homes, if purchased originally by an owner occupant.

Do You Qualify to Buy HUDs? 
There are no income limits or special qualifications to buy HUD homes in the Boise area. Any homebuyer or investor with a social security number or EIN who can secure financing or pay cash can bid on HUD foreclosure homes.
