The Boise Idaho Housing Market

Supply & Demand Balance Takes a Big Hit . Home sales in December dropped by 33.75% from November. Ada & Canyon Counties combined now have a 6.1-month overall supply of homes for sale, up big from a 4-month supply in October, which was a 2-3 year low depending on the city. The tax credit almost expiring plays a big part in this.

Short Sales  As of January 1st, short sales represent 29.76% of all homes for sale in the Boise-Nampa Metro, up as a percentage of all listings, but just barely from the previous month. The actual number of short sales has been trending downward, which may be a sign that the worst is over.
