Mortgage Rates Roller Coaster June 26th, 2009 - According to a weekly survey of large lenders by
Freddie Mac, the average 30-year fixed rate mortgage for the week was
5.42 percent, up from 5.38 percent the previous week. After hitting a 6-month high two weeks ago, rates fell last week only to rise again this week. Expect rates to climb, as the Fed announced it will take no action to keep long-term rates down, instead concentrating on short-term.

The Boise Idaho Home Market
Low Supply, Low Prices, Low Rates! Both Ada & Canyon Counties now have less than a 5-month overall supply of homes for sale, based on nearly 1700 homes with contracts pending, which is 300 higher than last year's peak. Buyers are taking advantage of the lowest prices in 4 years, low mortgage rates and the tax credit.
Lower, But Still High Supply of Foreclosed Homes. Buyers have recognized the bargains. Inventory of foreclosed (REO) homes for sale in Ada & Canyon Counties has dropped 35% in just a few weeks and now represents less than 6% of total inventory. Sales have out-paced supply, but that could change during the slow winter months.
Short Sales Climbing More Slowly. As of June 1st, short sales represent 23% of all homes for sale in the Boise-Nampa Metro. Around a quarter of these will be foreclosed, based on my research. The number of successful short sales should increase with new legislation being pushed by Realtors to regulate short sales and government incentives to lenders for avoiding foreclosure. This means a lesser inventory of foreclosed homes in the future, but it will take some time for the market to absorb these homes.
